Property Tax Bills

In March each year, we mail out one tax bill to our residents. Please keep an eye on your mailbox in the coming days.

If your taxes are escrowed with your mortgage

If your taxes are escrowed, please do not pay your Real Estate Tax Bill yourself! Check with your mortgage company to see if they are already paying this on your behalf and if they need a copy of your bill. 

While it is your responsibility to ensure it is paid, we provide most mortgage companies with the information they need to make the payment for you. Most mortgage companies pay by the end of April each year.

Our Real Estate Tax Millage is 0.44 How much you pay in total will depend on your property’s assessment.

There are three payment periods, allowing plenty of time for you to pay your bill. 

March 1st - April 30th

2% discount applied

May 1st - June 30th 

Face amount due

July 1st - December 31st

10% late fee applied

 

Why has my bill amount changed?

In December 2024, the Board of Supervisors approved the Uwchlan Township 2025 Budget, which focuses on enhancing emergency services, maintaining critical infrastructure, and protecting our environment.

A key addition to the 2025 Budget was the Emergency Medical Services (EMS) tax, set at 0.3 mills. This tax aims to provide dedicated funding for the Uwchlan Ambulance Corps, raising an estimated $470,000 annually. Additionally, there was an increase to the hydrant tax for properties serviced by a fire hydrant, to create a more reliable revenue source as the Water Fund that has subsidized hydrant costs for decades is depleting.

For the average single-family home valued at $580,500, the combined increase in hydrant tax and the introduction of the EMS tax will result in a total payment of $87.78.

This amount is allocated to the following: $16.96 towards the General Fund, $10.97 towards the Hydrant Fund, and $59.85 towards Uwchlan Ambulance. How much you will actually pay depends on your property assessment and if your property is serviced by a fire hydrant.

The Real Estate Taxes in Uwchlan Township remain the lowest in comparison with nearby municipalities. Of the three taxing authorities in our area, the Township real estate tax make up the smallest contribution.
